Spawforths advise Extra MSA Group on planning and environmental matters on a number of their ‘new concept’ Motorway Service Area (MSA) sites across the north of England.

On behalf of Extra, Spawforths secured planning permission for a £60m MSA at Junction 45 of the M1 Motorway in Leeds (Leeds Skelton Lake Services). This MSA is now in construction and Spawforths continue to work with Extra to advise on planning and environmental matters, including discharge of planning conditions. This MSA is located at the Gateway to the Leeds Enterprise Zone and Extra’s investment in the City Region will create over 700 new job opportunities throughout its construction and operation. The high-quality, innovative building design features sweeping architecture that will tie its ‘Living Green Roof’ into the landscape. The bright and spacious building interior also includes a new Visitor Centre, community space and an upper-floor viewing deck over Skelton Lake. By improving walking routes to and around Skelton Lake, the development will also form part of a ‘Green Corridor’ linking Temple Newsam to the north with Rothwell Country Park.

These Motorway Services will address road safety deficiencies on sections of the Motorway Network, bringing with them significant investment and job creation. Extra’s proposals include an attractive Facilities Building which will provide a wide range of popular and high quality food and ancillary retail outlets, together with a Business Lounge, Fuel Filling Station and Hotel.
