Previously Developed Sites
Previously developed sites come with their own sets of challenges. While there is very often widespread political and community support for their redevelopment, the nature of their previous uses can often lead to significant challenges when masterplanning.
Key considerations will normally include ground conditions, removal or relocation of existing utilities, decontamination and the creation of new infrastructure. The high cost of site preparation can often give rise to viability issues and the need to ensure that a scheme can be phased if the need for public funding is to be avoided.
Over the years we have worked on a multitude of former colliery and industrial sites and can work as part of the client team or lead a larger group of consultants to ensure that the final proposals are realistic, market facing and well supported by key stakeholders.
