What we do
At Spawforths, we can assess and subsequently advise on the development potential of a site through offering a range of investigative services, from high-level planning advice through to conducting detailed planning appraisal reports. At all levels, our appraisal services can help to highlight indicative opportunities and constraints at the earliest stage, providing an optimistic, helpful and honest review of a site’s developmental potential. Our planning team are experienced in handling a wide range of sites and proposals, ensuring our clients are well-informed of their options throughout and advised appropriately on the conclusions. We provide subsequent tailored guidance on the next steps, advising on necessary scheme amendments and aiding the progress of promising sites through to application stage.
Our appraisal services
Ranging from high level overviews, to detailed appraisals, we can tailor our approach to the needs of your project. At all levels, we review the key policies relating to principle of development; any local plan designations, relevant planning history; non-policy designations; review likely developer contributions, validation requirements, and planning fees; and any other relevant information for your project.
This information is used to form a high-level, desk-based assessment, which highlights any perceived planning risks, and applies a judgement on the likelihood of a planning application being supported.
