Spawforths masterplanning team bring experience across sectors for both public and private clients, producing sustainable, desirable, and deliverable communities. Our work ranges from small infill sites to urban extensions and new settlements, including new residential communities, office parks, and logistics hubs. With experience across scales and contexts, we deliver viable, sustainable, and implementable masterplans.

Masterplanning is often considered a single design from which a place must be created, but this can be too restrictive for large masterplans delivered over many years. We work with clients to select the best design tools to meet their short-, medium-, and long-term needs. We offer knowledge and experience of design briefs, design frameworks, design guides, design codes and masterplans which begin at concept, develop through design, and finally reach detail for delivery. We work with clients to establish a design strategy which aligns with their project and programme.

Working with client or our inhouse portfolios, our masterplanners deliver commercially aware and buildable proposals. Experience with national and regional housebuilders, registered providers, and later-living specialists allows us to integrate a mix of uses and user types seamlessly.

Throughout Spawforths’ history, our teams have played a leading role in shaping and delivering proposals for new settlements. Increasingly important in tackling challenges of a national house crisis and  the constraints imposed by Green Belt around existing settlements, new settlements offer an opportunity to create truly sustainable models for living and are key to future growth.  

With extensive experience in large scale masterplanning, including related infrastructure delivery, Spawforths offer a detailed and technical approach to settlement design. Our masterplans are based upon principals of healthy and livable places and underpinned by detailed knowledge of viability, phasing, and delivery.  

Our masterplanning team determines their approach to creating a new settlement from a detailed understanding of the opportunities offered by site situation and existing features. Maximising retention and enhancement of landscape and habitats creates a framework for future quality of place, in turn a part of future unique character.  

Our masterplanning team create livable, healthy, and sustainable proposals for large residential and residential-led extensions to existing settlements. Our team helps clients develop achievable strategies to take projects from idea to reality.  

We assess constraints and opportunities to ensure development maximises  positive attributes of location and context. From the earliest design stage, we develop our urban extensions with  key factors considered; including coverage, density, infrastructure delivery, phasing, and delivery rates. This approach ensures that plans are not only attractive to decision makers, butalso commercially viable.  

We assess local policy and physical constraints to identify opportunities for developmentUnderstanding local authority requirements and the relationship with existing facilities helps us produce detailed plans to unlock strategic urban extension sites. 

Early iteration of design options establishes potential and feeds feasibility studies. Assessing key viability metrics helps shape a strong business case, and, where viability is challenging enables early project reassessment or exit, minimising the risk of abortive investment.
