Our planning services

Pre-Application Enquiries are an important step in identifying key issues, reducing risk, and shaping proposals before submitting a formal planning application.

As part of the process, we can prepare a Pre-Application Justification Letter which sets out the site context, identifies opportunities and constraints, and provides initial planning justification for the proposed development. We manage the submission and engage with the Local Planning Authority (LPA) on your behalf, including meeting with the LPA, ensuring feedback is obtained in a timely and efficient manner and helping to inform the next stages of the project.

We prepare, submit, and manage planning applications through to a decision. Our services include; the preparation of Planning Support Statements and specialist planning reports such as Flood Risk Sequential Assessments and Housing Need; completion of planning application forms; obtaining quotes, instructing, and coordinating technical consultants; and liaising and negotiating with the Local Planning Authority throughout the determination process, including reviewing the schedule of conditions.

Throughout the process, we review planning policy and site constraints, advise on application strategy, and ensure that all supporting information is prepared and submitted in line with validation requirements. Throughout the process, we keep clients informed and manage the application to help achieve a timely and positive outcome

Whether we assisted in securing planning permission with conditions, or you require support in discharging conditions on an existing consent, we can help manage the process.

We review the requirements of each condition, advise on the information needed to satisfy them, coordinate with technical consultants where necessary, and prepare and submit the application to the Local Planning Authority. We also liaise with the authority throughout the determination process to help secure approval efficiently.

Whether changes are required following the grant of planning permission, or during the delivery of a scheme, we can advise on the most appropriate route to amend an approved development.

We assist with applications for Non-Material Amendments (S96a Application) and Variation of Conditions (S73 Application). Our team reviews the proposed changes, advises on their acceptability, prepares the necessary supporting information, and submits and manages the application with the Local Planning Authority to secure approval.

We prepare and manage Listed Building Consent applications for works affecting designated heritage assets. Our team prepares the required supporting information, works with heritage specialists and design team, and liaises with the Local Planning Authority to secure consent.
