Planning Permission Secured – Parkside Colliery, Newton-le-Willows

Published On: February 5, 2026Categories: Updates

We are delighted to share that planning permission has now been granted for Phase Two of the redevelopment of Parkside Colliery, marking another major milestone for the scheme and our client Langtree.

Granted by St Helens Council, the consent enables the delivery of up to 1.6m sq ft of advanced manufacturing and industrial accommodation, forming part of a wider 2.4m sq ft employment-led regeneration across the 500-acre former colliery site within the Liverpool City Region Freeport.

This next phase will:

  • Support advanced manufacturing and engineering uses,
  • Create high-quality, well-paid jobs,
  • Strengthen local supply chains and skills pathways,
  • Generate an estimated £70m per year for the borough’s economy.

Our Director and Chairman, David Rolinson, said:

A fantastic outcome at St Helens Council planning committee for our client Langtree. Spawforths are proud to have led an excellent consultant team to secure this permission. The scheme will deliver truly transformational socio-economic and regeneration benefits for the local community while meeting ongoing occupier demand for both logistics and advanced manufacturing.”

We’re especially proud of the work by Gavin Winter and Jenny Ray, alongside a wider consultant team whose collaboration has been key to reaching this point. With Phase One already on site, we’re looking forward to seeing delivery continue to gather pace through 2026.
