1,000,000 sq ft Development, Worksop
On behalf of our client Network Space, Spawforths has secured outline planning permission with access for 93,000 sqm of employment and distribution development on land off the A57 at Manton Wood near Worksop in Bassetlaw. The site is ideally located between J31 of the M1 and the A1/A57 junction and provides a strategic opportunity for large scale logistics and manufacturing development in a location where there is strong market interest and which has already seen success.
The scheme will deliver £60m of private sector capital investment and will create hundreds of new jobs for the local area.
Network Space is a commercial Real Estate Investment, Development and Management group operating across the North of England and the Midlands. They directly own and manage an investment portfolio of over 3m sqft of modern industrial and office developments across 60 locations with a combined value of over £130 million, the majority of which has been self developed.
Spawforths successfully promoted Network Space’s Manton site through the Development Plan process, securing its status as the Council’s preferred employment site in Worksop in the draft Bassetlaw Site Allocations DPD. Following the withdrawal of this document, Spawforths worked closely with Bassetlaw District Council and outline planning consent was obtained through the existing planning policy framework.
In securing outline planning permission, Spawforths provided specialist Planning, Project Management and Community Consultation services and successfully demonstrated that the location of the site outside the existing development limit boundary and adjacent to the Grade I registered Clumber Park was acceptable. The application was approved unanimously at planning committee with the full support of Bassetlaw District Council.
The site is available immediately with minimal off site works required and the buildings can be delivered as early as Q1 2017.
